Site Review + Roadmap Session · $497 CAD · One property
Send us the listing, the landlord's floor plan, or photos of your own home. You get a written verdict on whether a licensed daycare works in that space, a 60-minute session with Raj to walk through it, and a written roadmap from property to licence. No property yet? Start with the session and roadmap now — your review credit waits 90 days for the right one.
Your $497 is credited in full toward the 90-Day Program if you enrol within 14 days of your session.
A commercial listing, a landlord's floor plan, or photos and rough dimensions of your home. Still looking? Just your area and goals.
Written feasibility, space count and layout concept — plus 60 minutes with Raj and your written ownership roadmap.
From the moment your documents land. Working against a subject removal date? Tell us on the form.
Deliverable, previewed
Your plan, marked up the way we mark up our own projects — programme space, washrooms, sleep area, kitchen, storage and the outdoor requirement, at the dimensions you already have.
Your version is drawn on your actual plan, at your actual dimensions, with the licensed space count the layout supports. It is a concept for decision-making and costing — architect-stamped drawings come later, at permit stage.
Why this exists
Zoning permits it. The landlord says yes. The rent works. And then the health authority won't approve the programme space, the washroom count or the outdoor play area — and you're already bound to the lease, already paying rent, already committed to a build that has nowhere to go.
It's the single most common reason a promising commercial unit fails. Workarounds exist — off-site space with written approval among them — but they have to be planned for, not discovered after you've signed.
Two different authorities, two different standards, two different timelines. A city that permits childcare use tells you nothing about whether a licensing officer will approve that specific floor plan.
Usable programme area, washroom and sink provisions, sleep space, storage, exits and circulation all take their cut. A 2,300 sq ft unit does not mean what most people assume it means.
They aren't there to tell you the concept was wrong. Stamped drawings against a layout that was never going to pass cost thousands and months to redo.
What's included
The review tells you whether the space works. The session and roadmap tell you what to do about it — in order, with numbers.
A rough labelled layout drawn on your existing plan — where the programme rooms, washrooms, sleep area, kitchen and storage plausibly land, at the dimensions you already have.
One-to-one on Zoom with the person who reviewed your property — not a sales rep. We go through the verdict together and build your plan live.
Your steps, timeline and budget from property to licence — specific to your route and your health authority — sent in writing after the session.
Full access to the internal document library we use on client projects. No drip, no unlock schedule, yours permanently.
Property or not
Most people who order are either looking at a specific space — or know they want in and haven't found it yet. Both get the full value.
Send the listing, the landlord's floor plan, or photos of your own home.
Start with a plan today and know exactly what to look for — and what to walk away from.
How it works
$497, one property. You're taken straight to the upload form and the session calendar.
A listing PDF, the landlord's floor plan, an MLS link, or photos and rough dimensions of your home — plus your target age mix, timeline and any deadline. Then book your 60-minute session.
Against BC child care licensing requirements, the realities of what health authorities approve, and what the build would actually cost at our vendor rates. Written assessment and layout concept within five business days.
We walk through the verdict together and build your plan. Your written ownership roadmap follows. If it's a no, you'll know exactly why — and what kind of space would work instead.

Raj runs a limited number of sessions each week, because he does every one himself. One property per review — a second property is a second order. Working against a subject removal date? Tell us on the upload form and we'll confirm whether we can meet it before we start.
